It depends on the materials and how well the roof is looked after. A properly installed tiled roof should last for many decades, and natural slate can last even longer, with some original slate roofs having lasted over 100 years. Modern flat roof systems such as GRP and EPDM generally outlast the old felt roofs they replace.
