Slate Roof Repairs and Full Slate Re-Roofs

Natural slate is one of the longest lasting roof coverings there is. A well-laid slate roof can go for decades without needing replacement, and some original slate roofs have been in place for over 100 years before any real problems begin. It is not unusual to see older homes still wearing their first slates.

Slate work usually falls into two jobs. Repairs deal with individual slipped, cracked or missing slates, which are refixed or replaced with matching slates. A full slate re-roof means stripping the roof, checking the timbers, fitting a new breathable membrane and battens, then relaying the slates. Sound original slates can often be reused, topped up with matching new ones.

Slate is also the natural choice if neighbouring properties are slate and you want your roof to match. If your roof is tiled rather than slate, our pitched and tiled roofing page covers the alternatives.

Slipped Slates, Nail Sickness and When to Re-Roof

The most common problem on an old slate roof is not the slate itself but the nails holding it. Over time the original nails corrode, a problem often called nail sickness, and slates start to slip out of position. Once that happens, rainwater can get into the building. Look out for:

  • slates that have slid out of line, or broken pieces in the gutter or garden
  • gaps where you can see the felt or battens underneath
  • damp patches on top floor ceilings or in the loft
  • lots of slates held on with small metal strips, a sign of earlier repairs

A few slipped slates are usually a straightforward repair. When the fixings across the whole roof have started to fail, though, keeping it watertight can turn into an ongoing battle of repair and cost. At that point a full re-roof is often the better investment, and we can explain the costs of both routes. For problems on other roof types, see our roof repairs page.

Slate Roofing: Common Questions

A natural slate roof can last for many decades, and some original slate roofs have lasted over 100 years before real problems began. The slates themselves usually outlast the nails and battens holding them, so an old slate roof often starts to fail because its fixings have corroded rather than because the slate has worn out.

Nail sickness is when the nails holding slates in place corrode and fail, letting slates slip or fall. It is common on older roofs because the original nails were often iron, which rusts over time. A few affected slates can be refixed, but if it is happening all over the roof, a re-roof with new fixings is usually the lasting answer.

Yes, slipped or broken slates can usually be refixed or replaced individually. Roofers often use a narrow strip of lead or copper, known as a tingle, to hold a refitted slate in place where it cannot be nailed. This is a sensible fix for isolated problems, but lots of tingles across a roof suggests the fixings are failing more widely.

Sometimes, but it is not always the right choice. Concrete tiles usually cost less than natural slate, but they are heavier and can look out of place on a street of slate roofs. Many homeowners re-roof in slate to keep the character of the house. We can talk through the pros and cons for your property, including any effect on the roof structure.

Often, yes. During a slate re-roof, sound original slates can be carefully removed, sorted and relaid, with damaged ones replaced by matching slates. How many can be reused depends on their condition, as older slates can become brittle or break around the nail holes. Reusing slate helps keep the original look of the roof.
