Flat Roofing and Felt Roofing in Northampton

Garage, extension, dormer or commercial unit, we install and repair flat roofs across Northampton using GRP fibreglass, EPDM rubber and traditional felt, chosen to suit how the roof is used.

The Flat Roofing Systems We Install

Flat roofs are found on garages, kitchen extensions, dormers, bay windows and many commercial buildings. They are never completely flat. They rely on a continuous waterproof layer and a gentle fall to carry rainwater away, and we work with three main systems.

  • GRP fibreglass: glass fibre matting and resin laid on site to form one seamless, hard-wearing surface, finished with a protective topcoat.
  • EPDM rubber: a tough synthetic rubber membrane, often laid as a single sheet, which stays flexible through hot summers and freezing winters.
  • Traditional felt: layers of bitumen-based felt bonded to the deck, a familiar and cost-effective option for many roofs. Our felt roofing page covers felt roofs and re-felting in more detail.

Our team also covers industrial glass fibre roofing, along with moulding and laminating work. On a replacement, the old covering is usually stripped back so the deck underneath can be checked, and any rotten or soft boards replaced before the new system goes down.

Signs Your Flat Roof Needs Attention

Flat roofs tend to fail gradually, so it pays to look at yours once or twice a year if you can see it safely from a window. Warning signs include:

  • puddles still sitting there a couple of days after rain
  • blisters, bubbles, cracks or splits in the surface
  • moss, weeds or debris building up around edges and outlets
  • areas of the roof that dip, sag or look uneven
  • damp patches or staining on the ceiling below

A small split or a failed joint can often be repaired. If the roof is old felt with several patches, or the deck underneath has started to rot, replacement is normally the better value.

When choosing a new system, think about how the roof is used. GRP suits roofs where a hard, seamless finish is wanted, EPDM copes well with movement and temperature change, and felt suits straightforward roofs on a tighter budget. For leaks elsewhere on the house, see our roof repairs service.

Flat Roofing: Common Questions

It depends on the system and how well it was installed. As a rough guide, older style felt roofs often needed replacing after 10 to 20 years, while modern GRP and EPDM roofs are commonly expected to last 20 years or more. Good drainage, clear outlets and fixing small splits early all help any flat roof last longer.

Neither is better in every case, because they suit different roofs. GRP fibreglass gives a hard, seamless finish that works well on roofs with lots of detail or that need occasional foot access for maintenance. EPDM rubber is flexible, handles temperature changes well and is often laid in a single sheet. We look at the size, shape and use of your roof before recommending one.

Yes, often it can. Splits, lifted edges, failed joints and small areas of damage can usually be repaired if the rest of the covering and the deck underneath are in good condition. If the roof has been patched many times, has widespread blistering or the boards below are rotten, a replacement is usually the better long-term option.

Standing water, often called ponding, usually means the roof does not have enough fall or the deck has sagged in places. A little water that dries within a day or two is common, but puddles that stay longer put extra strain on the covering and can lead to leaks. The fall can often be improved when the roof is next replaced.

Yes, a replacement is the ideal time to improve a flat roof’s insulation. Insulation boards can be laid over the deck and beneath the new waterproof layer, which is known as a warm roof, helping keep the room below more comfortable. It can raise the roof level slightly, so edges and upstands need planning in, and it is something we can discuss when we quote.
